Scope of Work:
· The Alexander is a five-story urban apartment complex that includes 300 apartment units, central parking garage and two swimming pools.
· Site development of this 6.5 acre site required earth excavation and placement, storm drainage, sanitary sewer, domestic water, curbs, parking lots and drives.
· The garage foundation was 270’ by 185’ and required detailed coordination with the precast supplier to meet project milestone dates.
· The apartment foundation surrounded the central garage.
· Major quantities of work included 8,700CY of site excavation and fill; 10,400cy of unsuitable soil removal and replacement with select gravel; 2,275cy of cast-in-place concrete along with associated foundation excavation and backfill.
· Unique features of the work included grinding up the existing parking lot at the site into a reusable pavement base. This process not only recycled the asphalt but saved the owner the cost of purchasing new base material.
· A major protion of the apartment foundation walls was installed utilizing a precast wall product, “Superior Wall”. The use of this product enabled us to save a great deal of time installing the foundation and allowed us to stay ahead of the owners’ schedule.
· Our project management team worked closely with the Owner to keep the project on schedule. Frequent meetings were held to identify design and trade conflicts in the concept drawings and develop the final plans used for the work.
· What started as a site development project bloomed into significantly more because of the cooperation and partnership attitude developed between the Owner and our management team.
